Terms and Conditions

The person who books the property shall be named as 'the hirer'.

At no time during the permitted period of use may the property be occupied overnight by more than the number of people specified at the time of booking or agreed with the owners.

The property is let on the understanding that the accommodation is for holiday use only and for the period agreed.

The hirer and their guests are responsible for the safe keeping of the contents of the property during the period booked. Any breakage or damage to the contents or structure of the building must be reported to Sarah or Harry Pitt at the time on 01746 781947 / 07530 516661. We will be entitled to recover the cost of any repair or replacement needed due to visitors' acts. In extreme circumstances we may ask guests to leave the property with immediate effect if damage or nuisance is being or has been caused.

We reserve the right to reasonable access to the property at all times. For example; a supervised contractor is urgently required to enter the property during a period when the property is in use for holiday purposes.

We reserve the right to request that furniture is not rearranged within the property.

1 dog is permitted per booking unless otherwise agreed with the owners. Any permitted dogs shall be kept on the first floor of any cottage on non carpeted areas and will be under strict supervision and kept on a lead whilst outside the property. We reserve the right to recover any costs incurred due to any mess or damage caused by a dog during the permitted period of booking.

We do not wish to cause any noise disturbance to neighbouring properties. Music is to be kept to a low sound level.

Unless otherwise stated the period of permitted use is from 4pm on the day of arrival ending 10am on the day of departure.

We shall not be liable for any loss or damage to guests' belongings or valuables during the permitted period of booking.

Infants and minors shall be properly supervised at all times both inside the property and surrounding areas of the property.

The booking agreement is not transferable.

Small lightweight items accidentally left by visitors at the end of their holiday will be returned free of charge if they fit into a small envelope. Items requiring packaging will be returned on receipt of monies to cover this cost. Items left unclaimed after a period of 6 weeks will be disposed of.

The terms and conditions contained within this agreement comprise a legally binding agreement between the owners of the property.

Cancellation Policy

In the event of cancellation within 4 weeks of the start date of your holiday all balance payments received by us will not be refunded. We therefore advise our guests to take out their own holiday insurance to cover against the risk of having to cancel their booking.

If the property should not be available for any reason outside of our control, ie fire, floor, storm etc or if for any reason we are not able to comply with this agreement, we shall refund the full amount of the monies paid and our liability is limited only to the refunding of such monies.
